The principal function of the Building & Zoning Department is to administer the State Building Code as it relates to the town of Stafford's buildings and structures. By working closely with all Town departments and overseeing all building construction, it is an essential part of the municipalities' process that protects the public's health and safety.

Town of Stafford Building Permit Fees
BUILDING PERMIT FEES
Beginning on December 1, 2019 Building Permit fees will be as follows:
Residential Projects
$50 up to and including $2,000 of estimated project value then;
$16 per thousand or any fraction thereof over $2,000 of estimated project value
Trade permits associated with the main building permit will be charged a $50 processing fee as long as the value of the work is included in the main building permit's total value.
Commercial Projects
$50 up to and including $2,000 of estimated project value then;
$16 per thousand or any fraction thereof over $2,000 of estimated project value
Trade permits associated with the main building permit will be charged the above fees for the full value of the proposed work for the permit being applied for.
Certificate of Occupancy Fee: $25.00
Re-inspection Fee: (each re-inspection after the first re-inspection) $30.00
Building permit valuations. Per section R108.3 and 109.3 of the 2015 IRC and 2015 IBC portion of the 2018 SBC, The applicant for a permit shall provide an estimated permit value at time of application. Permit valuations shall include total value of work, including materials and labor, for which the permit is being issued, such as electrical, gas, mechanical, plumbing equipment and permanent systems. If, in the opinion of the building official, the valuation is underestimated on the application, the permit shall be denied, unless the applicant can show detailed estimates to meet the approval of the building official. Final building permit valuation shall be set by the building official.
*The Building Official may request an affidavit of actual construction cost upon completion which may result in reconciliation of permit fees*
Note: All fees above include State of Connecticut mandatory educational fee of 26 cents per $1,000 of project cost per CGS 29-263

A Certificate of Occupancy will be issued when all prescribed work is satisfactorily completed and inspected, all fees have been paid and all taxes and WPCA fees are current and paid in full.
Pursuant to CGS 7-148(c)(2)(b), the Building Official shall, prior to approving an application for a building permit and issuing the permit, determine whether any overdue property taxes or sewer fees are owed on the property which is the subject of the application. The Building Official shall not approve or issue such permit until and unless all outstanding property taxes and sewer fees are paid in full.

Zoning & Land Use Office Information
In case of uncertainty as to the location of any district boundary line, the determination thereof shall be made by the Commission.
